Questions people ask us

How long does mortgage pre-approval take? +

With the right documents in hand, we can usually have a pre-approval back from a lender within 48 hours. The slowest part is gathering documents from your end (payslips, bank statements, photo ID). We send you a clear checklist so nothing holds it up.

What documents do I need for pre-approval? +

Photo ID, recent payslips (usually last 3), 3 months of bank and credit-card statements, and any KiwiSaver balance summary if you plan to use it as a deposit. If you are self-employed, financial statements for the last 2 years and an IR3 instead of payslips. We send you a clear checklist with the call.

Does pre-approval cost anything? +

Nothing. The lenders we work with do not charge for pre-approval, and our advice is free. You only pay when you settle on a home, and even then the lender pays us, not you.

How long does a pre-approval last? +

Most lenders issue pre-approval valid for 60 to 90 days. If you are still house-hunting at the end of that, we get it extended (which usually just needs updated bank statements and a quick credit refresh).

Does pre-approval guarantee I will get the loan? +

It is a strong indication but not an unconditional guarantee. The lender will still want to value the actual property and confirm your situation has not changed. In practice, if your pre-approval is solid and you stay within the limits, the formal approval is straightforward.

Can I get pre-approved for a Kāinga Ora loan or 5% deposit? +

Yes. We work with the lenders that accept Kāinga Ora First Home Loan applications and the ones offering 5% deposit on new builds. Tell us during the call what you are aiming for and we route the pre-approval to the right lender.
