Questions people ask us

How do the new DTI rules affect my investment property borrowing? +

From mid-2024 the RBNZ introduced Debt-to-Income (DTI) restrictions. For owner-occupiers the cap is 6x income, for investors it is 7x. We work out where you sit under the DTI rules, which lenders are most flexible within the speed limits, and whether structuring the loan differently can unlock more borrowing capacity.

What deposit do I need for an investment property in NZ? +

The standard LVR limit for investors is 70% (so 30% deposit). However, some lenders accept 80% LVR (20% deposit) under specific conditions, and existing homeowners can often use equity from their current property rather than fresh cash. We map out the cheapest deposit structure for your specific situation.

Should I go interest-only or principal and interest on an investment loan? +

Interest-only keeps your monthly outgoings lower and preserves cash flow for the rest of your portfolio, which is why most NZ investors use it. Principal and interest builds equity faster and is usually cheaper over the long term. The right choice depends on your tax position, your strategy, and the lender criteria. We will walk you through both.

Can I use the equity in my home to buy an investment property? +

Yes, in most cases. If your home has gone up in value, you can release that equity (revalue and top up the loan) to use as the deposit on an investment property. We arrange the revaluation, the top-up, and the new investment loan as one connected piece.

Do you help first-time investors or only experienced landlords? +

Both. About half our investment property clients are buying their first rental. We will walk you through cash flow modelling, tenant management options, tax implications (including the bright-line rules), and lender criteria before you commit to anything.
