Questions people ask us

What is the difference between a construction loan and a regular mortgage? +

A construction loan releases funds in stages as the build progresses (foundation, frame, lock-up, fit-out, completion), and you only pay interest on what has been drawn down. Once the build is finished, the loan typically converts to a standard mortgage. A regular mortgage releases everything at settlement, which does not work for a build.

How much deposit do I need to build a house in NZ? +

Most lenders want 20% deposit for construction. Some lenders offer up to 90% LVR (10% deposit) on new builds, and Kāinga Ora options can support 5% deposit for first home buyers building a new home. The right deposit depends on which lender accepts your build contract and your situation, which is exactly what we sort.

Do you help with house and land packages or just standalone builds? +

Both. House and land packages are usually structured as a single loan where the land settles first and the build draws down in stages on top. Standalone builds (where you own the land already) are typically a separate construction loan against the existing land equity. We handle either.

Can I get pre-approved before I sign a build contract? +

Yes, and we strongly recommend it. Pre-approval gives you a real budget before you commit to a builder, and avoids the painful situation where the contract is signed but the lender will not approve the structure or price. We can have pre-approval back within 48 hours of getting your documents.

What happens if my build goes over budget? +

We build a contingency buffer into your loan structure from day one. If costs rise mid-build (and they often do), we can apply to the lender for a top-up using your existing equity. The earlier you flag it the smoother it goes, which is why we stay engaged through the whole build, not just at sign-off.

Is this really free? +

Yes, completely free. Fundmaster is paid by the lender when a loan settles, not by you. There are no hidden fees and no obligation to proceed if you do not want to.
